1. What Khojdeu is — and is not

Khojdeu is an online platform that connects people seeking commercial space (“Tenants”) with people offering it (“Owners”, including brokers and agents), and that helps match Tenant requirements to available listings.

Khojdeu is a neutral venue and is not a party to any rental, lease, or other agreement between Tenants and Owners. We are not a real-estate broker, agent, or fiduciary, we do not own, inspect in person, or guarantee any property, and we do not handle, hold, or process rent, deposits, or any payments between users. Any transaction, negotiation, viewing, agreement, or payment is solely between the users involved, at their own risk. Payments you make to Khojdeu for its own features are covered in section 5.

2. Eligibility and accounts

• You must be at least 18 years old and able to enter into a binding contract under Nepali law.
• You sign in with a Google account. You agree to provide accurate, current, and complete information on your posts and to keep it updated.
• You are responsible for activity under your account and for keeping your Google account secure. Notify us promptly of any unauthorized use.

3. Listings, requirements and review

Owners are responsible for the accuracy, legality, and completeness of their listings, and warrant that they have the right to offer the space for rent. Listings and requirements are reviewed before they are published. That review is a limited, good-faith check that they appear genuine and available, not a guarantee of a property’s condition, legal status, ownership, measurements, or continued availability. The “Verified” badge indicates only that we carried out our standard check, not that we endorse the listing or the Owner.

4. Acceptable use

You agree not to:

• Post false, misleading, fraudulent, duplicate, or outdated listings or requirements;
• Post content that is unlawful, infringing, defamatory, obscene, or that you have no right to share;
• Harass, spam, or send unsolicited marketing to other users, or use contact details you unlock or receive through the Platform for anything other than the listing or requirement they came with;
• Share contact details obtained through the Platform with others, or scrape, copy, or republish listings or requirements without our permission;
• Interfere with, disrupt, or attempt to gain unauthorized access to the Platform or its systems; or
• Use the Platform for any purpose other than genuinely listing or seeking commercial space.

5. Fees, credits and refunds

Listing a space, posting a requirement and sending inquiries are free. Some features are paid:

• Unlocking a contact: Rs 500 each, or one unlock credit. Credits come in packs of 5 (Rs 1,500) and never expire.
• Owner Pro and Broker plans, for 30 or 90 days, including the fair-use limits and listing caps shown when you buy them. Plans don’t renew automatically.

Prices are shown before you pay, and you pay through Khalti. Purchases are applied as soon as they are paid. When something goes wrong, credits come first; money is returned as set out in Credits and refunds. Khojdeu does not take a cut of, or process, rent or deposits between users.

6. Communication between users

Tenants can send Owners an inquiry about a listing, and users can unlock the contact details on a post. When you add your name and mobile number to a listing or requirement, you agree that they are shown to the users who unlock it. You are responsible for your own communications and for independently verifying any person, property, or claim before entering into any agreement or making any payment.

7. Intellectual property

The Platform, including its name, design, text, and software, is owned by or licensed to Khojdeu and protected by law. We grant you a limited, non-exclusive, non-transferable right to use the Platform for its intended purpose. Content you submit (such as listing photographs and descriptions) remains yours, but you grant us a non-exclusive, royalty-free licence to host, display, and use it to operate and promote the Platform.

8. Disclaimers

The Platform is provided “as is” and “as available”. To the maximum extent permitted by law, we disclaim all warranties, express or implied, including as to accuracy, availability, fitness for a particular purpose, and non-infringement. We do not warrant that listings are accurate or current, that spaces are as described, that users are who they claim to be, or that any match will result in a successful rental.

9. Limitation of liability

To the maximum extent permitted by law, Khojdeu and its directors, employees, and agents will not be liable for any indirect, incidental, special, or consequential loss, or for any loss or damage arising from: your dealings with any Owner or Tenant; the condition, legality, or availability of any property; any agreement or payment between users; or your reliance on any listing or information on the Platform.

10. Indemnity

You agree to indemnify and hold Khojdeu harmless from any claim, loss, or expense (including reasonable legal costs) arising from your use of the Platform, your content, or your breach of these Terms or of any law or third-party right.

11. Suspension and termination

We may suspend or terminate your access, or remove any listing or content, if we reasonably believe you have breached these Terms, created risk or legal exposure, or engaged in fraud or misuse. You may close your account at any time by emailing [email protected]. Provisions that by their nature should survive termination (including intellectual property, disclaimers, limitation of liability, and indemnity) will survive.

12. Governing law and dispute resolution

These Terms are governed by the laws of Nepal. Subject to any mandatory rights you have under law, the courts of Kathmandu shall have jurisdiction over any dispute, or, if the parties agree in writing, the dispute may be referred to arbitration in Kathmandu under the Arbitration Act, 2055 (1999).

13. Changes to these Terms

We may update these Terms from time to time. We will post the revised version with a new “Last updated” date and, where changes are material, take reasonable steps to notify you. Your continued use after changes take effect constitutes acceptance.
